Item No. 20 <br />TO: Mayor, Mayor Pro -Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the Bray Addition, Lot 1, Block A, LCAD <br />Property ID 18178 and 18179, located at 2354-2356 E Cherry Street. <br />MTG. DATE: December 13, 2021 <br />BACKGROUND <br />The applicant requested preliminary plat approval for the construction of 6 two-family residences. The <br />subject property was just recently rezoned to MF -1. The site is approximately 0.95 acres. The minimum <br />lot dimension requirements for the plat are met and all setbacks can be met. A private driveway is <br />planned for access to the individual residences and all utilities to be provided on-site will be private. <br />Minor revisions for the submission requirements for both the preliminary and final plats still need to be <br />met. <br />RECOMMENDATION <br />Staff and the Planning & Zoning Commission recommends approval of the Final Plat subject to the <br />following conditions: <br />1. The zoning notation on the final plat shall be updated prior to release for recording. <br />2. A civil site plan showing on-site grading & drainage plans and all other civil site improvements <br />be provided by the developer prior release of the final plat for recording and issuance of a <br />building permit. <br />3. The physical features shown on the final plat shall be removed and revised prior to final release <br />for recording. <br />
