5. The TP&L power easement dimensions shall be verified and shown on the <br />preliminary and final plats, or proof of abandonment for the easement shall <br />be provided prior to release of the final plat for recording. <br />6. The zoning designation on the preliminary and final plat shall be revised to <br />General Retail (GR) prior to release of the final plat for recording. <br />A motion was made by Michael Mosher, seconded by Sims Norment to approve the preliminary <br />plat with noted conditions. Motion carried 6-0. <br />12. Consideration of and action on the Final Plat of the HTEAO Addition, Lots I and 2, <br />Block A, LCAD Property ID 402602, located at 2900 Lamar Ave. <br />Mack states this is the final plat and staff recommends approval with the same noted <br />conditions. <br />A motion was made by Sims Norment, seconded by Michael Mosher to approve the final plat <br />with noted conditions. Motion carried 6-0. <br />13. Consideration of and action on the Preliminary Plat of the First Assembly of God <br />Addition, Lot 1, Block A, LCAD Property ID 18566, located at 3475 Lamar Ave. <br />Mack states the applicant requested preliminary plat approval for the construction of a new <br />church fellowship hall/gymnasium & classrooms. The subject property is currently zoned <br />to SF -2. The site is approximately 2.9 acres. The minimum lot dimension requirements for <br />the plat are met and all setbacks can be met. A private driveway is planned for access to <br />the proposed new freestanding building and required parking lot. All utilities to be <br />provided on-site will be private. Minor revisions for the submission requirements of the <br />preliminary plat still need to be met. It is not clear if additional ROW needs to be shown <br />for dedication with the plat and need to be clarified. A tree removal permit will also be <br />required prior to commencing with any grading on the site. Staff recommends approval of <br />the Preliminary Plat with the following conditions: <br />1. The zoning notation on both the preliminary and final plat shall be updated <br />prior to release of the final plat for recording. <br />2. A civil site plan showing on-site grading & drainage plans and all other civil <br />site improvements be provided by the developer prior to approval of the <br />final plat by the City Council and issuance of a building permit. <br />3. A tree removal permit shall be obtained by the owner prior to approval of a <br />site grading permit. <br />A motion was made by Michael Mosher, seconded by Tylesha Ross -Mosley to approve the <br />preliminary plat with noted conditions.
