Item No. 15 <br />hull!�M'111 I MM " M� <br />TO: City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the Chadwick Addition, Lots 1-6 of <br />Block A, Lots 1-6 of Block B, Lots 1-4 of Block C, LCAD Property ID 402159, <br />located at 530 CR 32500. <br />DATE: January 24, 2022 <br />At its meeting held on January 3, 2022, the P&Z approved the preliminary plat and recommended final <br />plat approval to the City Council based upon the 4 staff recommended conditions of approval. The <br />applicant requests final plat approval for the construction of 16 21/4 acre lots on approximately 39 <br />acres. The plat is part of a larger parent parcel containing approximately 144 acres located between <br />County Rd. 32500 and the west side of Lake Crook. The subject property is located in the City's <br />Extraterritorial Jurisdiction (ETJ) and is only subject to the platting requirements. The site parcels <br />after platting will be consistent with the SF -1 District requirements which provides for estate type <br />large lots. The minimum lot dimension requirements for the plat, if it were in the city limits, would be <br />met. All other building permit and zoning requirements, however, do not apply to the City's ETJ area. <br />Septic systems are planned for the development with water service being provided from the Lamar <br />County Rural Water District. <br />Minor revisions for the submission requirements for approval of the preliminary & final plats can still <br />be met and must be met by the applicant prior to release of the final plat for recording. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat with the following conditions: <br />1. The contours shall be shown on the preliminary plat prior to release of the final plat for <br />recording as required by Section IV of the City of Paris Subdivision Regulations. <br />2. The Right -of -Way (ROW) width for County Rd. 32500 shall be shown on both the preliminary <br />and final plat as required by Sections IV and V of the City of Paris Subdivision Regulations <br />prior to release of the final plat for recording. <br />3. The waterline main location and dimension on County Rd. 32500 shall be shown on the <br />preliminary plat as required by Section IV of the City of Paris Subdivision Regulations prior <br />to release of the final plat for recording. <br />
