Item No. 17 <br />TO: City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the Lawrence Addition, Lot 1, Block <br />A, LCAD Property ID 15514, located at 1049 NW 7th Street. <br />DATE: January 24, 2022 <br />BACKGROUND <br />At its meeting held on January 3, 2022, the P&Z approved the preliminary plat and recommended final <br />plat approval to the City Council based upon the 5 staff recommended conditions of approval. <br />The applicants Mary and J.D. Lawrence request final plat approval for the demolition and re- <br />construction of a new residence on their property under the City's Home Program. The subject <br />property was recently rezoned from Commercial to SF -3 which permits a new single family residence. <br />The site parcel contains' approximately .18 acres. The minimum lot dimension requirements for the <br />plat are met and all setbacks can be met. <br />A number of minor revisions for the submission requirements to approve the preliminary & final plats <br />can be met by the applicant prior to release of the final plat for recording. <br />RECOMMENDATION <br />Staff recommends approval of the Preliminary and Final Plats, subject to the following conditions: <br />1. The zoning on the preliminary and final plats shall be shown as SF -3 prior to release of the <br />final plat for recording as required by Sections IV & V of the City of Paris Subdivision <br />Regulations. <br />2. The side yard setback shall be changed on the preliminary and final plats from 3 ft. to 5 ft. <br />prior to release of the final plat for recording as required by Sections IV & V of the City of <br />Paris Subdivision Regulations. <br />3. The applicant shall revise the preliminary and final plats to show a Right -of -Way (ROW) <br />dedication of 3.5 feet along Garrett Street prior to release of the final plat for recording as <br />required by Sections I, IV, V and VIII of the City of Paris Subdivision Regulations. <br />4. The significant trees on the lot shall be shown on the preliminary plat prior to release of the <br />final plat for recording as required by Section IV of the City of Paris Subdivision Regulations. <br />5. The front and rear yard setback lines shall be shown and on the preliminary and final plats <br />prior to release of the final plat for recording as required by Sections IV & V of the City of <br />Paris Subdivision Regulations. <br />
