Item No. 13 <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Replat of the AAA Mini Storage <br />Addition, Lot 1, Block A, LCAD Property ID 126622, located at 1301 NW <br />Loop 286 <br />DATE: February 28, 2022 <br />BACKGROUND <br />The applicant requests approval of a replat for the AAA Mini Storage Addition in order to <br />eliminate a building encroachment of the plat upon the approved final plat of the Downs 298 <br />Addition for the 2nd phase of the mini storage development on the properties. <br />RECOMMENDATION <br />Staff recommends approval of the replat subject to the following conditions: <br />1. Include Firm # on submission (Texas Administrative Code Title 22, Part 6, Chapter <br />138, Subchapter B, Rule 138.33 (m)). <br />2. Floodplain Boundary must be shown (City Ordinance Chapter 9, Exhibit A, Section <br />IV (6) and Section V (8)). <br />3. The north and south end of the 55' easement centerline shall be tied to a property <br />corner (City Ordinance Chapter 9, Exhibit A, Section V (9). <br />4. The 55' easement centerline shall have bearings and distances (City Ordinance <br />Chapter 9, Exhibit A, Section V (9). <br />5. This Replat labels L4; however, the table does not include this line or its bearing and <br />distance. The table shall be relabeled. (City Ordinance Chapter 9, Exhibit A, Section <br />V (7) & (9)). <br />6. A 24' fire lane shall be required to be shown extending east to the most easterly drive, <br />then run south the length of the drive, where it will turn west and tie back into the <br />shown fire lane. (City Ordinance Chapter 9, Exhibit A, Section V (7), (8), & (9)). <br />
