Item No. 14 <br />Memorandum <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the BSA Addition, Lots 1 <br />and 2, Block A, LCAD Property ID 18190 and 18177, located at 2340 E <br />Cherry Street and 2331 Pine Bluff. <br />DATE: April 25, 2022 <br />BACKGROUND & DISCUSSION <br />The applicant requests approval of a Final Plat. The reason for the platting is for the <br />construction of a new 9-plex apartment building. <br />At its meeting held on April 4, 2022, the Planning & Zoning Commission unanimously <br />approved the Preliminary Plat and recommended approval of the Final Plat with the staff <br />recommended conditions. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat subject to the following conditions: <br />1. The zoning district designation shall be changed on the Preliminary Plat from 2F to SF - <br />2 pursuant to Chapter 9, Exhibit A, Section IV, (10) of the Subdivision Ordinance. <br />2. The zoning district designation shall be changed on the Final Plat from 2F to MF -1, <br />following council approval of the requested zoning change being considered at its <br />4/25/22 meeting pursuant to Chapter 9, Exhibit A, Section IV, (10) of the Subdivision <br />Ordinance (council will consider approval of the zoning change at the same meeting). <br />3. The sewer line on Pine Bluff shall be shown on the Preliminary Plat pursuant to Chapter <br />9, Exhibit A, Section IV, (7) of the Subdivision Ordinance. <br />
