Item No. 12 <br />Memorandum <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the Offutt North Main <br />Addition, Lot 1, Block A, LCAD Property ID 15035, located at 423 N Main <br />Street <br />DATE: May 23, 2022 <br />BACKGROUND & DISCUSSION <br />The applicant requests approval of a Final Plat. The reason for the platting is for the redevelopment <br />construction of a new automotive detail and accessory business. At its meeting on 5/2/22 the P&Z <br />recommended approval with conditions. <br />Recommendation <br />Staff recommends approval of the Preliminary and Final Plats, subject to the following conditions: <br />I . The approval certification shall be added to the Preliminary Plat pursuant to the City's <br />Subdivision Ordinance Section IV (14) to read as follows: <br />"Chairman, City of Paris Planning and Zoning Commission" <br />2. An accurate boundary survey of the property shall be provided on the final plat, with <br />bearings and distances referenced to survey lines and established subdivisions, with <br />complete and accurate field notes of said boundaries pursuant to the City's Subdivision <br />Ordinance, Section V. (7) regarding the fourth paragraph, "...a distance of 35.08 feet to a <br />''/z" iron pin found for corner..." <br />3. The approval certificate shall be rewritten on the final plat pursuant the City's <br />Subdivision Ordinance, Section V. (14) Approval Certifications as follows: <br />i. "Chairman, Ci y of Paris Planning and Zoning Commission" <br />ii. The undersigned, the City Clerk of the City of Paris, hereby certifies that <br />the foregoing final map or plat of the Lot 1 Block A Offutt North Main <br />Addition to the City of Paris was submitted to the City Council on the <br />day of , (continued)" <br />iii. "Witness my hand this day of,,,___ A.D. 2022" <br />iv. "City Clerk, City of Paris Texas" <br />4. Locations of proposed lots, streets, alleys, easements, parks, building setback lines (both <br />front and side streets), minimum finished floor elevations for each lot in the subdivision <br />and other features requested by the City Engineer shall be revised on the Final Plat <br />pursuant to the City's Subdivision Ordinance, Section V. Final Plat (8). <br />
