Item No. 15 <br />Memorandum <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the Hill 48 Addition, Lot, 1, <br />Block A, LCAD Property ID 14122, located at 1269 Graham Street <br />DATE: May 23, 2022 <br />BACKGROUND & DISCUSSION <br />The applicant requests approval of a Final Plat. The property is zoned SF -2. The intended purpose <br />for the platting is for the construction of a new single family home. The P&Z approved the <br />Preliminary Plat on March 7, 2022. The P&Z recommended approval of the final plat on 5/2/22 <br />with conditions. <br />Recommendation <br />Staff recommends approval of the Final Plat, subject to the following conditions: <br />1. The Final Plat shall show the locations of proposed lots, streets, alleys, easements, parks, <br />building setback lines (both front and side streets), minimum finished floor elevations for <br />each lot in the subdivision and other features requested by the City Engineer including <br />the: <br />a. The Finished Floor minimum elevation shall be shown <br />b. Easements shall be extended to the property line <br />c. Rear yard setback lines shall be shown <br />Pursuant to the City's Subdivision Ordinance, Section V (8). <br />2. The preliminary plat shall be resubmitted with revisions from previous comments prior to <br />release of the Final Plat for recording and issuance of a building permit. <br />Page 1 of 1 <br />
