i IN 111; 111111 1 <br />'1111 Jill 11, �,1111111 11�11 :1 <br />i"110-01— <br />RE,: Variance Request <br />Mark Pankaj <br />3143 NE Loop 286 <br />Paris, TX 75460 <br />ACTION REQUESTED: .401 acre variance to development sign regulation. <br />The above -reference request was rante / denied / granted in part and denied in part) by the City <br />of Paris Zoning Board -of Adjustment ("Board") on 7/5/2022 by a vote of favor of <br />.t in f <br />the application and against the application with <br />_ _ �U abstaining. On this date, the <br />Board found that the request met the conditions set forth in Building Regulations, Article 4. 10 <br />Signs, Section 4.10,0 5(1)(D) of the City of Paris Zoning Ordinance. <br />Appeal® Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the Texas <br />Local Government Code. <br />The Board of Adjustment here by approves the variance request based upon the following findings <br />of fact. <br />BOARD RECOMMENDED FINDINGS <br />1. The request for variance is harmony with the general purposes and intent of Zoning <br />Ordinance No. 1710, as amended, and will not negatively impact the protection for the <br />adjacent surrounding property. <br />2. The request is to permit a temporary development sign for a permitted use in the C District <br />which is not applicable with regard to a non -conforming use. <br />3. There are special and unique conditions related to the request regarding lot size, narrow road <br />frontage, safety conditions of Loop Highway pertaining to the development of the site which <br />support the need for a larger sign for a number of reasons, but principally safety as related to <br />the permitted size of the sign. <br />4, The hardship sought to be avoided is not the result of (a) the applicant's own actions (self- <br />imposed or self-created although unintentional), but rather for safety factors.
