Cox Survey, Abst. No. 164, conveyed by Jerry Eudy, James <br />Rhodes and Vernon Stevens, Trustees of Springlake Baptist <br />Church to Buryl Whitaker, Ima Rae Whitaker, Will iam Glen <br />Godwin, Janie Godwin, Ann Wilson and Donnie Sanders, <br />Trustees of World Christian Center, by deed dated the 25th <br />day of May, 1977, recorded in Vol. 591, Page 447-449, of <br />Deed Records of Lamar County, Texas; <br /> <br />PART 1: <br />BEGINNING at a point, said point being in the East <br />boundary line of said World Christian Center tract, said <br />point being in the West boundary line of a small tract of <br />land owned by Harold Blackburn and Donald Blackburn, said <br />point being in the middle of an existing small creek, said <br />point being S 720 32' E a distance of 71.3 feet from <br />proposed centerline survey station 58+42.19 of proposed <br />Collegiate Drive, said point being N 140 18' E a distance of <br />43.8 feet, N 130 38' E a distance of 90.9 feet, and N 180 <br />03' E a distance of 9.3 feet, from the existing Southeast <br />corner of said World Christian Center tract; <br />THENCE S 180 03' W along meanders of said creek, same <br />being the World Christian Center-Blackburn common boundary <br />line, a distance of 9.3 feet, a point; <br />THENCE N 730 35' W a distance of 16.1 feet, a point, <br />sa i d poi nt bei ng in a curve to the ri ght whose radi us is <br />517.96 feet and whose tangent at this point bears N 160 25' <br />E; <br />THENCE in a Northerly direction along said curve to the <br />right a distance of 9.6 feet, a point, said point being the <br />end of said curve to the right whose tangent at this point <br />bears N 170 28' E; <br />THENCE S 720 32' E a distance of 16.3 feet to the place <br />of beginning and containing 0.0035 acres, more or less. <br /> <br />PART 2: <br />BEGINNING at a point, said point being in the East <br />boundary line of said World Christian Center tract, said <br />point being the West boundary line of a small tract of land <br />owned by Harold Blackburn and Donald Blackburn, said point <br />being in the middle of an existing small creek, said point <br />being S 850 14' E a distance of 65.5 feet from proposed <br />centerl ine survey station 59+60.15 of proposed Collegiate <br />Drive, said point being N 140 18' E a distance of 32.2 feet <br />from the existing Southeast corner of said World Christian <br />Center tract; <br />THENCE N 130 42' W a distance of 30.6 feet, a point; <br />THENCE S 840 56' E a distance of 14.3 feet, a point, <br />said point being in the East boundary line of said World <br />Christian Center tract, said point being in the West bound- <br />ary line of said Blackburn tract, said point being in the <br />middle of said creek; <br />THENCE S 13038' W along meanders of said creek, same <br />being the World Christian Center-Blackburn common boundary <br />line. a distance of 17.7 feet, a point; <br />
