Main Street (LCAD 30005). <br />MTG. DATE: July 25, 2022 <br />BACKGROUND <br />At its meeting held on July 5, 2022, the Planning & Zoning Commission approved the <br />preliminary plat and recommended approval of the final plat with conditions. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat of the B & B Wash Addition, Lot 1, Block A, <br />subject to the following recommended conditions of the City Engineer: <br />1. Chapter 9, Exhibit A, Section IV, (5): ROW should be shown on 1" St NE. <br />2. Chapter 9, Exhibit A, Section IV, (7): The sewer along Pine Bluff is not located <br />correctly. As builts will be sent to the surveyor. <br />3. Chapter 9, Exhibit A, Section IV, (7): A manhole should be shown on Pine Bluff and N <br />Main. <br />4. Chapter 9, Exhibit A, Section IV, (7): A manhole should be shown on Pine Bluff and 1St <br />St NE. <br />5. Chapter 9, Exhibit A, Section IV, (7): Storm water inlets along Pine Bluff should be <br />shown. <br />6. Chapter 9, Exhibit A, Section IV, (7): The water line on 1St St NE should be labeled. <br />7. Chapter 9, Exhibit A, Section IV, (7): The fire hydrant on N Main and Pine Bluff <br />should be shown. <br />8. Chapter 9, Exhibit A, Section VIII, A, E7, E14: Dedication of ROW will be required <br />along 1St St NE if there is not adequate ROW. <br />9. Chapter 9, Exhibit A, Section VIII, A, E7, E14: The final plat shall either be revised to <br />provide the required 10 ft. ROW dedication along the lot frontage on North Main Street <br />prior to release of final plat for recording purposes, and prior to issuance of a building <br />permit; or the applicant shall be required to first apply for and receive approval of a <br />variance for the 10 ft. dedication of ROW requirement along the lot frontage on North <br />Main Street prior to release of the final plat for recording and issuance of a building <br />permit. <br />
