City Park Land Donation 40+ acres <br />The current plan which calls for Low Density Residential Development does not even come close <br />to the potential land use and investment in this undeveloped portion of the City. This amendment <br />to the plan will afford a tremendous opportunity to see a unique and far greater benefit to the future <br />of our community than every initially envisioned when the City's Comprehensive Plan was last <br />updated in 2018. Staff has had a very productive working relationship with this developer from <br />the start we continue to remain highly optimistic with regard to the significant positive impact this <br />very large mixed land use development will provide for Paris, Texas for years to come. <br />RECOMMENDATION <br />Staff recommends approval of the Comprehensive Plan Amendment to the FLUM from Low <br />Density Residential (LDR) and Medium Density Residential (MDR) to a mixed use of Park <br />and Recreation (PR), Commercial (C), High Density Residential (HDR), Medium Density <br />Residential (MDR), Low Density Residential (LDR) and Public Lands and Institutions (PLI) <br />for the Forestbrook Estates. <br />Page 2 of 2 <br />
