Item No. 12 <br />TO: Mayor, Mayor Pro -Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Approve the Final Plat of the PUD 61 Addition, Lot 1 Block A, LCAD Property <br />14462, located at 455 N.E. 6"' Street. <br />BACKGROUND <br />The applicant has submitted a Final Plat in order to develop a new single-family residence <br />for a previously unplatted parcel. P&Z recommended approval on 9/6/22. <br />RECOMENDATION <br />Staff recommends approval of the final plat, subject to the following conditions: <br />1. All preliminary plat comments shall be satisfactorily addressed (Chapter 9, Exhibit A, <br />Section V). <br />2. The field notes do not match the dimensions listed on the plans. In the fourth paragraph, <br />"Thence S 89°39'02" W with the South...." Does not match the bounds "S 89032'02" W." <br />One of these shall be selected and corrected (Chapter 9, Exhibit A, Section V (7)). <br />3. Please note the minimum finished floor elevation (Chapter 9, Exhibit A, Section V (8)). <br />4. The dedication of additional ROW along 6th St NE shall be adjusted. The owner of this <br />property currently owns property up to the existing 40' ROW, and so this shall be <br />indicated on the plans with a line and found or set pins. Then, the 5' dedication shall be <br />noted with an additional set of pins and a solid line on the plans (as currently shown.) The <br />plans shall show both the existing property boundary and the dedicated area for ROW <br />(Chapter 9, Exhibit A, Section V (9)). <br />
