Item No. 14 <br />Memorandum <br />TO: Mayor, Mayor Pro -Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Approve the Final Plat of the Asay Addition, Lots 1-10, Block A, LCAD <br />Property 13823, located in the 1000 Block of Pine Bluff Street. <br />BACKGROUND <br />The applicant has submitted a Final Plat in order to develop a new two-family residences and <br />a tri -plea or four-plex for this previously unplatted parcel. The P&Z recommended approval <br />on 9/6/22. <br />RAJC OMENDATION <br />Staff recommends approval of the final plat, subject to the following conditions: <br />L Asay Addition is too similar in. name to the recorded plat Asay Properties Addition <br />(Chapter 9, Exhibit A., Section IV (3)). <br />2. Please show and label the parts of NE 11. th St and NE 10th St that are north of the <br />property. Also, show and label E. Price St. All three are within 200 feet of the subject <br />property (Chapter 9, Exhibit A, Section IV (5)). <br />3. The ROW dedication is shown incorrectly. The ROW dedication should be shown within <br />the bounds of the property as it currently exists (Chapter 9, Exhibit A, Section IV (9)). a. <br />Ensure appropriate dimensions are provided so it is clear how much ROW is being <br />dedicated, <br />4. Building setback lines should not extend into the detention pond easements (Chapter 9, <br />Exhibit A, Section IV (9)). <br />5. Denote the zoning on the plat (Chapter 9, Exhibit A, Section IV (10)). <br />6. Oncor has asked that a 10' utility easement be shown along the inside of the property lines <br />with the bearings N 00'52918" W, N 89'09122" E, and S 02°07'38" E. (Chapter 9, Exhibit <br />A, Section. IV (9)). <br />T All preliminary plat comments shall be satisfactorily addressed ((Chapter 9, Exhibit A, <br />Section. V). <br />8. Show minimum finished floor elevations (Chapter 9, Exhibit A, Section V (8)). <br />
