Item No. 15 TO: Mayor, Mayor Pro -Tem and City Council Grayson Path, City Manager FROM: Andrew Mack, AICP Director Planning & Community Development SUBJECT: Approve the Final Plat of the Little Hollow Estates City Block 317, LCAD Property 50201, located in the 2200 Block of N.E. 36th Street. BACKGROUND The applicant has submitted a Final Plat in order to develop 10 new single-family residences and a driveway frontage for another single-family residence on the rear 66 acres. The P&Z recommended approval on 9/6/22. RECOMENDATION Staff recommends approval of the final plat, subject to the following conditions: 1. Chapter 9, Exhibit A, Section IV, (9): A 20' drainage easement should be added for the channel that cuts through Lots 4 and 5. 2. Chapter 9, Exhibit A, Section IV, (9): Oncor has requested that a 10' utility easement be shown running north/south along the inside of each property line post -ROW dedication. They have also requested that on either side of the length of each property line running east/west a 5' utility easement be shown except for at the north and south most property lines where a 10' easement shall be shown instead.
