Item No. 15 <br />TO: Mayor, Mayor Pro -Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Approve the Final Plat of the Little Hollow Estates City Block 317, LCAD <br />Property 50201, located in the 2200 Block of N.E. 36th Street. <br />BACKGROUND <br />The applicant has submitted a Final Plat in order to develop 10 new single-family residences <br />and a driveway frontage for another single-family residence on the rear 66 acres. The P&Z <br />recommended approval on 9/6/22. <br />RECOMENDATION <br />Staff recommends approval of the final plat, subject to the following conditions: <br />1. Chapter 9, Exhibit A, Section IV, (9): A 20' drainage easement should be added for the <br />channel that cuts through Lots 4 and 5. <br />2. Chapter 9, Exhibit A, Section IV, (9): Oncor has requested that a 10' utility easement be <br />shown running north/south along the inside of each property line post -ROW dedication. <br />They have also requested that on either side of the length of each property line running <br />east/west a 5' utility easement be shown except for at the north and south most property <br />lines where a 10' easement shall be shown instead. <br />
