Item No. 16 <br />Memorandum <br />TO: Mayor, Mayor Pro -Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the Sugg Addition, Lots 1 and <br />2, Block A, LCAD Property ID 71599, located at 2296 SE 3rd Street. <br />MTG. DATE: September 26, 2022 <br />BACKGROUND <br />The applicant requests approval of a Final Plat. The property was just rezoned 2F. The intended <br />purpose for the platting is for the construction of 2 new duplexes. The use is permitted by right <br />in the 2F District. The final plat was approved by the P&Z on 9/13/22. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat, subject to the following recommended <br />engineering conditions: <br />1. Line L2 has a called length of 93'; however 93' is the sum of L1 and L2. Therefore <br />L2 should have length of 71.46' (Chapter 9, Exhibit A, Section V (7). <br />2. The centerline of a 50' drainage and utility easement, located west of the subject <br />property, has been shown. When measuring perpendicularly from the shown <br />centerline to the western boundary of the subject tract, a distance of approximately <br />23' is found. If in fact this is the case, please show a dashed line, representing the <br />eastern boundary of the 50' easement, within the subject property. If the subject <br />tract's western property line is in fact also the eastern easement boundary, then please <br />adjust the centerline of the easement and adjacent tracts to reflect this (Chapter 9, <br />Exhibit A, Section V(7)). <br />3. Please update the wording that goes below the P&Z Chair and Mayor Signature block <br />to match the wording spelled out in the City's Ordinance (Chapter 9, Exhibit A, <br />Section V (14). <br />
