DATE: September 26, 2022 <br />BACKGROUND <br />The applicant Assay & Sons requested a change in zoning from 2F to 4F. Preliminary plans <br />for the redevelopment of this Old School site on Pine Bluff is to accommodate primarily <br />duplexes, but the site layout shows a larger lot in the center along Pine Bluff which potentially <br />will accommodate a tri-plex or quadraplex mid -block. The plat was approved by the P&Z <br />subject to the rezone approval. At its meeting held on 9/13/22 the P&Z recommended approval. <br />ANALYSIS <br />• The subject property is zoned 2F, is guided for both medium and low density and is a <br />vacant site. <br />• The land to the west is zoned 2F, is guided for both medium and low density and is <br />single-family. <br />• The land to the north is zoned 2F & NS, is guided for low density residential and is <br />single-family and a former retail store. <br />• The land to the south is zoned 2F, is guided for medium density and is single-family <br />residential. <br />The proposed change is consistent with the Comprehensive Plan Future Land Use Map <br />(FLUM) designation for a majority of the property. <br />INPUT <br />2 inputs were received in objection to the request which is included with the packet <br />information. <br />
