Item No. 12 <br />Memorandum <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the Jamar Estates Addition CB <br />170C, Lot 1, Block A, LCAD Property 100243, located at 2300 Block of Church <br />Street. <br />DATE: November 14, 2022 <br />BACKGROUND & DISCUSSION <br />The subject property is zoned Commercial (C). The applicant has submitted a final plat for this <br />property to build on a previously unplatted property. At its meeting held on 11 /7/22 the P&Z <br />approved a final plat with conditions and recommended approval of the final plat to Council. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat, subject to the following conditions: <br />1. All preliminary plat comments shall be addressed and an updated/corrected preliminary plat <br />submitted prior to release of the final plat for recording. All necessary changes/alterations <br />shall also be added to the final plat. (Chapter 9, Exhibit A, Section V). <br />2. A reference for the 120' Church Street ROW and 50' drainage easement shall be added prior <br />to release of the final plat for recording. (Chapter 9, Exhibit A, Section V (7)). <br />3. Appropriate front, side and rear yard setbacks shall be shown on the plat, if required, prior <br />to release of the plat for recording.
