DATE: December 12, 2022 <br />BACKGROUND <br />The applicant requests approval of a simultaneous Preliminary and Final Plat approval. The <br />property is zoned AG. The intended purpose for the platting is for the construction of a new <br />single family home. The use is permitted by right in the AG District. The final plat was <br />recommended for approved by the P&Z on 12/5/22. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat, subject to the following recommended <br />engineering conditions: <br />1. A portion of the ROW width note on the northern side of 6th St SE is obstructed by <br />another note. It shall be revealed for clarity. Chapter 9, Exhibit A, Section IV (5). <br />2. Inconsistencies between field notes and the boundary notes shall be resolved. Chapter <br />9, Exhibit A, Section V (7). o Paragraph two, distance from monument to POB, "10.09 <br />vs. 10.009" <br />
