DATE: December 12, 2022 <br />BACKGROUND <br />The applicant requests approval of a simultaneous Preliminary and Final Plat approval. The <br />property is zoned SF -3. The intended purpose for the platting is for the construction of a new <br />single family home, but there may be interest in further development if additional access can <br />be acquired. The use is permitted by right in the SF -3 District. The final plat was recommended <br />for approved by the P&Z on 12/5/22. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat, subject to the following recommended <br />engineering conditions: <br />1. 30th Street shall be labeled. Chapter 9, Exhibit A, Section IV (5). <br />2. Inconsistencies between field notes and the boundary notes shall be resolved. Chapter <br />9, Exhibit A, Section V (7). The Preliminary plat shall be updated accordingly as <br />well. <br />a. Paragraph five, "a distance of 810.10 feet" vs. "810.0" on plan. <br />b. b. Paragraph six, "a distance of 105.78 feet" vs."105.73" on plan. <br />
