DATE: December 12, 2022 <br />BACKGROUND <br />The applicant requests approval of a Replat. The property is zoned LI. The intended purpose <br />for the platting is for the construction of a new approximate 210,000 s.f. manufacturing & <br />distribution facility. The use is permitted by right in the LI District. The replat was <br />recommended for approved by the P&Z on 12/5/22. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat, subject to the following recommended <br />engineering conditions: <br />1. The title and other text references a replat and not a final plat. Chapter 9, Exhibit, A, <br />Section V (3). <br />2. Please update the leader on the vicinity map so it points to the correct location. Chapter 9, <br />Exhibit, A, Section V (8). <br />3. TxDOT has requested a restriction on the property that "no future Loop 286 driveways <br />shall be installed between 34th street and 30th street". This restriction shall be set and <br />signed by the property owner. Chapter 9, Exhibit, A, Section V (12). <br />4. Park Street shall be renamed J Eagan Street to conform to existing street naming. Chapter <br />9, Exhibit A, Section V (4). <br />5. J Eagan Dr. East of 30th Street shall be labeled a Private Road (per American Spiral Weld <br />Plat). <br />6. The title and other text references shall reference a replat and not a final plat. Chapter 9, <br />Exhibit, A, Section V (3). <br />7.
