DATE: December 12, 2022 <br />BACKGROUND <br />The applicant requests approval of a Replat. The property is zoned SF -2. The intended purpose <br />for the platting is to accurately establish the boundaries of the parcel that had been previously <br />recorded at the appraisal district without a plat. The replat was recommended for approved by <br />the P&Z on 12/5/22. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat, subject to the following recommended <br />engineering conditions: <br />1. ROW dedication is required along Houston Street. Chapter 9, Exhibit, A, Section V (8). <br />a. The distance between the centerline of roadway to the property boundary shall be <br />shown as 25'. <br />2. 18th Street NW is required to be shown on the plat. Chapter 9, Exhibit, A, Section IV (5) <br />& Chapter 9, Exhibit, A, Section V (8). <br />3. Existing water and sewer lines shall be shown on this plat. Chapter 9, Exhibit, A, Section <br />IV (7) & Chapter 9, Exhibit, A, Section V (8). <br />4. The appropriate signature blocks shall be included on this plat. Chapter 9, Exhibit, A, <br />Section V (14). <br />
