DATE: January 26, 2023 <br />BACKGROUND <br />The applicant has submitted a final plat in order to subdivide the parcel and construct 2 new <br />commercial buildings on the property. At its meeting held on 1/3/23 the P&Z approved the <br />preliminary plat and simultaneously recommended approval of the final plat with conditions. <br />RECOMMENDATION <br />Staff and the P&Z recommends approval of the Final Plat of the Offutt Martin Luther King Jr <br />Dr. Addition, subject to the following conditions: <br />1. A revised preliminary plat addressing the comments above shall be submitted for <br />review and approval as approved by the P&Z on 1/3/23 (Chapter 9A, Section V) as <br />follows: <br />A. A preliminary drainage plan shall be submitted. (Chapter 9A, Section IV (6)) <br />B. Show the existing sanitary sewer manhole located across the street from the existing <br />metal building shown on the plat. (Chapter 9A, Section IV (7)) <br />C. Confirm the existence of the sanitary sewer manhole shown on the plat. (Chapter 9A, <br />Section IV (7)) a. This manhole was not located during a site visit to confirm its <br />existence. <br />D. A site plan of the proposed development shall be submitted. (Chapter 9A, Section IV (9)) <br />1. If not included on the final plat, minimum finished floor elevations shall be shown on <br />the site plan. (Chapter 9A, Section V (8)) <br />2. While there is no front yard setback requirement for commercially zoned property, <br />please note that no structure may be erected nearer than thirty (30) feet to the <br />centerline of any street upon which such structure fronts. (Chapter 9B, 9-502(9)) <br />2. Construction plans for the proposed development shall be submitted for review and <br />approval. (Chapter 9A, Section VII (J)) <br />
