Item No. 14 <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Todd Mittge, City Engineer <br />SUBJECT: Consideration of and action on the Final Plat of the Roscoe Estates, LCAD <br />Property ID 129726, located at the 2200 Block of Old Bonham Rd <br />DATE: March 27, 2023 <br />BACKGROUND <br />The applicant requests approval of a Final Plat for the Roscoe Estates in order to establish a plat <br />for development of a single family home. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat with the following conditions: <br />1. There appears to be an outfall pipe on the west side of the pond. There shall be a <br />20ft wide drainage easement dedicated to the City along this pipe from its origin to <br />either its conclusion or until it meets the property line. (Chapter 9A, Section IV, <br />(9)(Chapter 9A, Section IX, E) <br />2. There are multiple discrepancies between the bearings listed under the field notes <br />and the bearings listed on the drawn plat. These shall be updated to reflect the <br />correct bearings. (Chapter 9A, Section V, (7)) <br />a. In the fifth paragraph, the field notes state, "Thence South 1'22' East". The <br />bearing on the drawing reads, "S 1 '22'W" <br />b. In the sixth paragraph, the field notes state, "Thence North 79010' West". <br />The bearing on the drawing reads, "S79° 10' W" <br />3. A revised Preliminary Plat meeting the conditions set by P&Z shall be submitted <br />before filing of the Final Plat. (Chapter 9B, Section III, (1)) <br />
