DATE: June 26, 2023 <br />BACKGROUND <br />The applicant requested a rezoning change from SF -2 to 2F. There is a plan to construct a new <br />duplex after demolishing the single-family structure on the lot. At its 6/5/23 meeting, the P&Z <br />unanimously recommended approval. <br />ANALYSIS <br />The subject property is zoned SF -2, is now being re -guided for Medium Density Residential and <br />is an existing single-family home on the lot planned for demolition. <br />• The land to the West is zoned SF -2, is guided for Retail, and is a commercial multi -tenant <br />retail building. <br />• The land to the North is zoned SF -2, is guided for LDR, and is single-family residences. <br />• The land to the East is zoned SF -2, is guided for LDR and is single-family fronting on <br />29th Street. <br />• The land to the South is Zoned PD, is guided for retail and is a bank developed on this <br />commercial land. <br />The change in zoning will be consistent with the FLUM if the proposed amendment is approved. <br />The proposed medium density residential use of the property will serve as an appropriate <br />transitional land use between the commercial land uses to the West and South vs. the single- <br />family residential uses to the North and East. <br />RECOMMENDATION <br />P&Z and Staff recommends approval for the rezoning from One -Family Dwelling District No. <br />2 (SF2) to a Two -Family Dwelling District (2F). <br />
