Item 14 <br />Memorandum <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Todd Mittge, City Engineer <br />SUBJECT: Consideration of and action on the Master Plat of Paris Jefferson Road <br />Subdivision, Overall Site Plan, Blocks 1-25, Lots 1-290 <br />DATE: July 24th, 2023 <br />BACKGROUND <br />The applicant requests approval of a final plat for the Master Plat of Paris Jefferson Road <br />Subdivision, Overall Site Plan, Blocks 1-25, Lots 1-290 in order to establish a building site for a <br />residence. <br />RECOMMENDATION <br />Staff recommends approval of the master subject to the following conditions: <br />1. If the proposed subdivision is a portion of a tract which is later to be subdivided in <br />its entirety, then a tentative master plat of the entire subdivision shall be submitted. <br />with the preliminary plat of the portion first to be subdivided. The master plat shall <br />conform in all respects to the requirements of the preliminary plat; except., it may <br />be on a scale of not more than. one (1) inch to four hundred (400) feet ... Chapter <br />9A, IV Preliminary Plat, (11) <br />a. A submittal labeled "Master Plat" shall be made and/or corrected from <br />"Overall Site Plan". <br />2. Per City of Paris Ordinance 2022-066, Section 2, Condition 1, a Traffic Impact <br />Analysis shall be submitted prior to the submission of the Final Plat. <br />3. As required by City of Paris Ordinance 2022-066, Section 2, Condition 2, The <br />Developer shall enter into a Development Agreement with the City of Paris for <br />
