Wayne Kirby, 3930-300' N.E., <br />expressed appreciation to the City Council and City Staff for listening to the citizens and making <br />the revised changes. Discuss, conduct a public hearing and act on an ORDINANCE NO. 2023-057: AN <br />ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PARIS, TEXAS <br />AMENDING ZONING ORDINANCE NO. 1710 OF THE CITY OF PARIS, TEXAS, <br />AS HERETOFORE AMENDED, SO AS TO REZONE CITY OF PARIS BLOCK 112, <br />LOT 25A, LOCATED AT 1355-1357 EAST SHERMAN STREET (LCAD 15752), <br />FROM A GENERAL RETAIL DISTRICT (GR) TO A TWO-FAMILY DWELLING <br />DISTRICT NO. 2(2F); DIRECTING A CHANGE ACCORDINGLY IN THE <br />ORIGINAL ZONING MAP OF THE CITY; PROVIDING A REPEALER CLAUSE, A <br />SEVERABILITY CLAUSE, A SAVINGS CLAUSE, A PENALTY CLAUSE; AND <br />PROVIDING AN EFFECTIVE DATE. <br />Mr. Mack said the Planning and Zoning Commission recommended approval of the <br />rezoning and final plat at their meeting on September 7a'. He also said the Board of Adjustment <br />granted lot depth and front yard setback variances on September 5u' with two conditions, as <br />follows: 1) all minimum required off-street parking spaces in the driveway areas shall be met <br />and such dimensions shall be located entirely upon and the lot; and 2) there shall be no on -street <br />resident or visitor parking allowed along the West side of 14th St. S.E. nor the North side of <br />Sherman Street East, and subject to approval by the City of a "No -Parking" zone at this location <br />and signage posted at the expense of the applicant. <br />Mayor Hughes opened the public hearing and asked for anyone wishing to speak in favor <br />or opposition of this item to please come forward. George Preston spoke in favor of this item, <br />citing that a duplex was the best use for this property.
