Memorandum <br />Agenda Item 12 <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Todd Mittge, City Engineer <br />SUBJECT: Consideration of and action on the Final Plat of the Culbertson Park Addition Lot <br />1, 2 Block A <br />DATE: Wednesday, December 6, 2023 <br />BACKGROUND <br />The applicant requests approval of a Final Plat for the Culbertson Park Addition <br />Block(s) A Lot(s) 1, 2 in order to establish a building site. <br />RECOMMENDATION <br />Staff recommends approval of the Final Plat with the condition that the following issues are <br />addressed: <br />1. Chapter 9A, V Final Plat: The submission to and tentative approval of a preliminary plat <br />by the Commission shall be a condition precedent to the preparation of a final plat... <br />a. Any conditions of approval for the preliminary plat shall be revised before <br />approval of the final plat. <br />2. Chapter 9A, V Final Plat, (5): The numbers of lots and blocks, in accordance with a <br />systematic arrangement... <br />a. The lot and block designation in the title block shall be amended to include both <br />lots being platted. <br />3. Chapter 913, Section 9 Area Regulations, 9-201: <br />a. As the zoning for these properties is 2F, the proposed lots would not meet <br />minimum lot width requirements (60ft). A zoning change to SF -3 and/or a <br />
