Item No. 18 <br />Memorandum <br />TO: Mayor, Mayor Pro -Tem and City Council <br />Grayson Path, City Manager <br />FROM: Duke McGee, Building Official, Assistant Director Community Development <br />SUBJECT: Conduct a public hearing and take action regarding the petition of Faviola C. <br />Dimas for a zoning change from a One -Family Dwelling District No. 2 (SF -2) to <br />a One -Family Dwelling District No. 3 (SF -3) in the Westview Addition, Block <br />A, Lots 7R and 8R, LCAD 20605 and 130518, located at 1824-1834 W Houston. <br />MTG. DATE: February 26, 2024 <br />BACKGROUND <br />Faviola C. Dimas is requesting a zoning change from SF -2 to SF -3. The applicant desires to <br />construct single-family residents on these lots. As the zoning for these properties is SF -2, the <br />proposed lots would not meet minimum width requirements (60ft).Therefore, a zoning change <br />to SF -3 and/ or a variance addressing the lot width is required before a building site can be <br />approved. <br />ANALYSIS <br />The land to the East is zoned SF -3 and guided for Low Density Residential. <br />The land to the West, North and South is zoned SF -2 and guided for Low Density Residential. <br />A zoning change to SF -3 would address the lot width and allow for the lots to be developed. <br />Any remaining none conformity in width could be addressed administratively. The lots are <br />currently being replatted and this zoning change is a condition of that process. All <br />improvements to the lot shall conform to the standards required by the City of Paris. <br />INPUTS <br />Staff has not received any input forms in support of or against the zoning change from property <br />owners within 200 -ft of the subject property. <br />P & Z RECOMMENDATION <br />P&Z Voted 4-0 to approve the zoning change from One -Family Dwelling District No. 2 (SF -2) <br />to One -Family Dwelling District No. 3 (SF -3) District. <br />RECOMMENDATION <br />Staff recommends approval of the zoning change from One -Family Dwelling District No. 2 (SF - <br />2) to One -Family Dwelling District No. 3 (SF -3) District. <br />
