order to construct single-family residences on these lots. The proposed lots would not meet <br />the minimum width requirement of 60ft. A zoning change to SF -3 would address the lot <br />width and allow for the lots to be developed. McGee further states that any remaining none <br />conformity in width could be addressed administratively. The lots are currently being <br />replatted and this zoning change was a condition of that process. Staff recommends <br />approval of the zoning change. <br />The public hearing was declared open. With no one speaking the public hearing was <br />declared closed. <br />A Motion to approve the zoning change was made by Board Member Chad Lindsey and <br />seconded by Board Member Robert Spain. Motion carried, 4 ayes — 0 nays. <br />Conduct a public hearing and take action regarding the petition of the City of Paris, Texas to <br />update the Subdivision Regulations, specifically to amend Exhibit 9A — Subdivision <br />Ordinance for Preliminary/Final Platting and General Requirements; Thoroughfare Plan. <br />Todd Mittge states that the State legislature made several amendments to Chapter 212 <br />of the Texas Local Government Code relating to the regulation of subdivisions. Staff <br />brought the first portion of revisions to P&Z and Council in November 2023 and received <br />approval of the amendments. Upon further examination, staff determined that preliminary <br />and final platting ordinance language comply with the new law; however, amendments to <br />section VIII: General Requirements; Thoroughfare Plan are necessary to bring that portion <br />of the ordinance into compliance. <br />The public hearing was declared open. With no one speaking the public hearing was <br />declared closed. <br />A Motion to approve updating the subdivision regulations was made by Board Member <br />Chad Lindsey and seconded by Board Member Adam Bolton. Motion carried, 4 ayes — 0 <br />nays. <br />6. Consideration of and action on the Final Plat of the Kilian Addition, Block A, Lot 1, <br />LCAD 117490, located in the 2300 Block NE Loop 286/Spur 139. <br />Mittge states staff recommends approval of the final plat with noted conditions. <br />A Motion to approve the final plat with noted conditions was made by Board Member <br />Clifton Fendley and seconded by Board Member Adam Bolton. Motion carried, 4 ayes <br />— 0 nays. <br />7. Consideration of and action on the Preliminary Plat of the Huhtamaki West Center <br />Addition, Block A, Lot 1, LCAD 53591 and 53657, located at 800 W Center. <br />Mittge states staff recommends approval of the preliminary plat with noted conditions. <br />A Motion to approve preliminary plat with noted conditions was made by Board Member <br />Adam Bolton and seconded by Board Member Chad Lindsey. Motion carried, 4 ayes — <br />0 nays. <br />
