6. Consideration of and action on the Preliminary Plat of the Josue Hernandez Addition CB <br />133, Lots 1 and 2, Block A, LCAD 16170 and 16172, located in the 900 Block of W <br />Sherman. <br />Steve Hodges presented this item stating the applicant requests approval of a Preliminary plat <br />in order to build a single-family structure. Staff recommends approval of the preliminary plat <br />with the following conditions: <br />1. The submission to and tentative approval of a preliminary plat by the Commission <br />shall be a condition precedent to the preparation of a final plat. Chapter 9A, V Final <br />Plat: <br />a. Any conditions of approval for the preliminary plat and master plat shall be <br />revised before final approval of final plat. <br />2. All land, buildings, or structures located within the City of Paris, Texas, shall be <br />used, placed, and erected in conformance within the zoning regulations prescribed for <br />the zoning district in which such land or building is located... Chapter 9B, 7: <br />Compliance Required: <br />a. Zoning for affected plats shall be corrected or rezoned. Existing zoning is <br />shown as MF -2 on this plat but is currently zoned MF -1 and SF -3. <br />Skipper Steeley from the audience asked if he could speak on this item. Commissioner <br />Fendley advised there is no public hearing on this item. <br />A Motion to approve the preliminary plat with conditions was made by Board Member Chad <br />Lindsey and seconded by Board Member Adam Bolton. Motion carried, 7 ayes — 0 nays. <br />7. Consideration of and action on the Final Plat of the Josue Hernandez Addition CB 133, Lots <br />1 and 2, Block A, LCAD 16170 and 16172, located in the 900 Block of W Sherman. <br />Steve Hodges states this is the same plat with same conditions to finalize. <br />A Motion to approve the final plat with conditions was made by Board Member Chad <br />Lindsey and seconded by Board Member Adam Bolton. Motion carried, 7 ayes — 0 nays. <br />8. Consideration of and action on the Preliminary PIat of the Ricardo Ramirez Estates Addition, <br />Lot 1, LCAD 15973, located at 610 W Austin. <br />Steve Hodges the applicant requests approval of a Preliminary plat to build a single-family <br />structure. This was a non -platted City Lot and BIock parcel. Staff recommends approval with <br />no conditions. <br />A Motion to approve the preliminary plat was made by Board Member Chad Lindsey and <br />seconded by Board Member Tylesha Ross -Mosley. Motion carried; 7 ayes — 0 nays. <br />9. Consideration of and action on the Preliminary Plat of the River Oaks Subdivision Phase II, <br />Lots 1, 2, 3, Block A, LCAD 403262 and 104885, located in the 3000.Block of Aikin Dr. <br />Steve Hodges states that the applicant requests approval of a preliminary plat in order to <br />build single-family structures. This is the Second Phase of a previous Subdivision. Staff <br />recommends approval with no conditions. <br />
