wit: <br />IV. Develo er's Obli ations <br />4.1. Developer will be responsible for the construction of the Improvements to <br />a. Developer, at its sole cost, will construct the Improvements, which will <br />consist of an Access Road measuring one thousand three hundred sixty-six <br />feet (1,366 ft.) in length and twenty-five feet (25 ft.) in width. <br />b. Developer, at its sole cost, will construct the Improvements, which will <br />consist of a taxi -lane measuring two hundred ninety-nine feet (299 ft.) in <br />length and forty feet (40 ft.) in width. <br />C. Developer will assume responsibility for all costs related to construction of <br />the Improvements, including but not limited to engineering and geotechnical <br />services, compaction testing, and construction. <br />d. Breaking ground on the Improvements is contingent upon approval of all <br />plans and design by KSA Engineering. <br />e. Developer will follow all aviation specifications set forth by the FAA and <br />TxDOT, including but not limited to those set forth in FAA Advisory Circular <br />150/5300-13B Chapter 4. <br />f. Developer has retained KSA Engineers, Inc. in connection with the <br />construction of the Improvements. <br />g. In addition to state and federal aviation specifications, Developer will abide <br />by all City ordinances and building codes in constructing the Improvements. <br />h. Developer will be responsible for grading the edges of the Access Road per <br />FAA Advisory Circular 150/5300-13B Chapter 4 including but not limited to <br />seeding ryegrass for erosion control on the edge of the taxi -lane and access <br />road extension. <br />i. Developer will pay for the cost of supplies and materials related to the City's <br />installation of six (6) fire hydrants and the related water lines to service the <br />Access Road extension. See Paragraph 5.3. <br />j. Developer will cause, at its own expense, KSA Engineers, Inc. to update <br />and submit a revised Airport Layout Plan following the completion of <br />construction. <br />k. Developer will be responsible, at its own expense cost, for the removal and <br />disposal of trees as necessary to construct the Improvements. <br />I. Developer will be responsible, at its own expense cost, for the removal, <br />disposal, and installation of a section of airport perimeter fencing to make <br />room for the access road, <br />
