111111111" E X A S <br />p III <br />01111 117s, Nina V11111111111"! <br />RE: 13 3 7 E Houston St- Van* ante Request <br />Cultiv8 Community <br />22524 FM 79 <br />Sumner, TX 75486 <br />ACTION REQUESTED: 10' variance to minimum 60' lot width. <br />The above -referenced request was approved by the City P" Paris Zoning Board of Adjustment <br />("Board") on 10/1/2024 by a vote of ayes, ')1 nays and abstaining. <br />On this date, the Board found that the request met the conditions set forth in the tity of Paris Area <br />Regulations Ordinance, Section. 9-201 (1). <br />10 <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a distfict court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the Texas <br />Local Government Code. <br />The Board of Adjustment hereby approves the variance request based upon the following findings. <br />STAFF RECOMMENDATION & FINDINGS <br />Staff recommends approval of the requested variance based upon the following staff <br />findings of fact-. <br />1. The structure setbacks can and shall be met. <br />2. The lot is platted. <br />3. The request for variance is in harmony with the general purposes and intent of <br />residential proposed structure size for regulations contained in the Zoning <br />Ordinance 1710 Subsection, 9-402.1 (2) "'Residential structures in SF -3 shall be <br />a minimum size of 1,000 square feet." Being the lowest structure size for <br />Single Family Dwelling, the minimum Single -Family Dwelling size in 2F <br />district shall follow same; and will protect the character of the immediate <br />vicinity of the area. <br />4.
