'TEXAS <br />Where 7 e x � a', tis, R.'ead"I't Hig)"'iei" <br />DECISION OF THE BOARD OF ADJUSTMENT, CITY OF PARIS, TEXAS <br />RE: 4290 Sunrise Dr- Variance Requests <br />Dawn Downs <br />4290 Sunrise Dr <br />Paris, TX 75460 <br />ACTION REQUESTED: <br />1) Variance to allow a detached accessory structure in the front yard, Section 13 --101(a). <br />2) 3' variance to allow a detached accessory structure to be located 0' from the side property <br />line, Section 13-101(b). <br />3) 15' variance to allow a detached accessory structure to be located 0' from main structure, <br />Section 13-101(c). <br />4) 20' variance to allow a detached accessory structure in the front yard creating a 5' front <br />setback, Section 9-501(1). <br />The above -referenced request was denied by the City of Paris Zoning Board of Adjustment <br />("Board") on 11/5/2024 by a vote of ayes, nays and abstaining. <br />mmm <br />On this date, the Board found that the request did not meet the conditions set forth in the City of <br />Paris Accessory Building and Area Regulations Ordinance, Sections 13 -101 (a)(b)(c) and 9-501(1). <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent With section 211.011 of the Texas <br />Local Government Code. <br />The Board of Ad .j ustment hereby denies the variance request based upon the following findings. <br />STAFF RECOMMENDATION & FINDINGS <br />1. The carport structure setbacks cannot be met. <br />2. The lot has to be replated. <br />3. The request for variances is not in harmony with the general purposes and intent of area <br />regulations for ai <br />,accessory buildings n residential and apartment districts contained in the <br />Zoning Ordinance 1710 Subsection 13-101.
