EXHIBIT A <br />ONCOR Electric Delivery Company, LLC <br />Metes and Bounds Description <br />0.0144 Acre <br />10' Electric Easement (Aerial) <br />City of Paris <br />Lamar County, Texas <br />October 2024 <br />Being 0.0144 acre of land situated within the corporate limits of the City of Paris, being part of the Larkin Rattan <br />Survey, Abstract Number 778, and being part of a tract of land conveyed from Dorothy Fowler Gibbons to the City of Paris <br />on April 22, 1925 by Warranty Deed recorded in Volume 208, Page 285 of the Deed Records of Lamar County, Texas. The <br />said 0.0144 acre tract of land fully described by metes and bounds as follows: <br />Beginning at a point for easement corner in the North boundary line of the aforementioned City of Paris tract and <br />in the South boundary line of an "Open Alley" shown and recorded in 110-A of the Plat Records of Lamar County, conveyed <br />from Edward G. Gibbons to Kate Gibbons on March 22, 1917 by Warranty Deed recorded in Volume 160, Page 562 of the <br />Deed Records of Lamar County, from said point a 100D nail set at the Northwest corner of said City of Paris tract bears <br />South 89°21'07" West a distance of 7.10 feet, and from said nail a '/2 inch capped [EST] iron rod found (Controlling <br />Monument, hereafter referred to as CM) as reference bears North O1 °46'32" West a distance of 8.00 feet <br />Thence North 89°21'07" East, along the common boundary line of the aforementioned City of Paris tract and the <br />aforementioned Alley, a distance of 10.00 feet to a point for easement corner, from said point a I OOD nail set at the Northeast <br />corner of said City of Paris tract bears North 89°21'07" East a distance of 33.90 feet; <br />Thence South 00°03'50" East, a distance of 62.62 feet to a point for easement corner; <br />Thence South 89'56'10" West, a distance of 10.00 feet to a point for easement corner; <br />Thence North 00°03'50" West, a distance of 62.52 feet to the place of beginning and containing 0.0144 acre of land. <br />NOTES <br />1. The Reference Bearing for the described tract of land hereon is NAD 1983 Texas State Plane Coordinate System <br />Zone 4202. <br />2. A one page 8.5"xl 1" sized survey plat accompanies this metes and bounds description. <br />3. Easement corners were not monumented in the field. <br />4.
