EXHIBIT A <br />Metes and Bounds Description <br />0.0123 Acre <br />5' Gas Line Easement <br />City of Paris <br />Lamar County, Texas <br />October 2024 <br />Being 0.0123 acre of land situated within the corporate limits of the City of Paris, being part of the Larkin Rattan <br />Survey, Abstract Number 778, and being part of a tract of land conveyed from Dorothy Fowler Gibbons to the City of Paris <br />on April 22, 1925 by Warranty Deed recorded in Volume 208, Page 285 of the Deed Records of Lamar County, Texas. The <br />said 0.0123 acre tract of land fully described by metes and bounds as follows: <br />Beginning at a 1001) nail set at the Northeast corner the aforementioned City of Paris tract and at the Southeast <br />comer of an "Open Alley" shown and recorded in Envelope 110-A of the Plat Records of Lamar County, and conveyed from <br />Edward G. Gibbons to Kate Gibbons on March 22, 1917 by Warranty Deed recorded in Volume 160, Page 562 of the Deed <br />Records of Lamar County, and said nail also being located in the West right of way line of Church Street (40 foot right of <br />way width as per the plat of the Original Donation of the City of Paris recorded in Deed Records Volume G, Page 299); <br />Thence South 01'37'44" East, along the East boundary line of the aforementioned City of Paris tract and the West <br />right of way line of Church Street, a distance of 81.00 feet to a point for easement comer; <br />Thence South 33'42'19" West, a distance of 25.78 feet to a point for easement corner in the South boundary line of <br />the aforementioned City of Paris tract and in the North right of way line of East Kaufman St (40 foot right of way width as <br />per the aforementioned plat of the Original Donation of the City of Paris), and from said point an X cut in concrete at the <br />Southeast corner of said City of Paris tract bears North 88°47'40" East, a distance of 14.91 feet; <br />Thence South 88°47'40" West, along the South boundary line of the aforementioned City of Paris tract and the <br />North right of way line of East Kaufman Street, a distance of 6.10 feet to a point for easement corner, and from said point a <br />100d nail set at the Southwest corner of said City of Paris tract bears South 88°47'40" West a distance of 30.99 feet; <br />Thence North 33'42'19" East, a distance of 27.68 feet to a point for easement corner; <br />Thence North 01'37'44" West, a distance of 79.49 feet to a point for easement corner in the North boundary line of <br />the aforementioned City of Paris tract and in the South line of the aforementioned "alley"/Gibbons tract, and from said point <br />a 1001) nail set at the Northwest corner of said City of Paris tract bears South 89°21'07" West a distance of 46.00 feet, and <br />from said nail a 'h inch capped [EST] iron rod found (Controlling Monument, hereafter referred to as CM) as reference <br />bears North 01°46'32" West a distance of 8.00 feet; <br />Thence North 89°21'07" East, along the North line of the aforementioned City of Paris tract, a distance of 5.00 feet <br />to the place of beginning and containing 0.0123 acre of land. <br />NOTES <br />1. The Reference Bearing for the described tract of land hereon is NAD 1983 Texas State Plane Coordinate System <br />Zone 4202. <br />2.
