Identification of the ProlLert�� <br />The subject was, according to the legal description, a 51'x 230' site that contained 11,730 SF and <br />is known as Lot 14, Block 94 of the City of Paris. It was situated on the southwest corner of North <br />Main and Santa Fe street and also bordered the east side of V NW street. The street address was <br />1045 North Main Street, Paris, Texas. <br />H. Ston , ofahe Subject <br />The. subject site was last sold from Hunt Oil Company to the City of Paris in September 1971 for <br />$8,000. It was once used as a service station, but the improvements were razed over 40 years ago. <br />It has been vacant since that time. The subject is not listed for -sale, and the appraisers were unaware <br />of any offers to sell or purchase the property, <br />Pur lose of the Apppisal <br />The purpose of this appraisal was to develop an opinion of the market value of the fee simple estate <br />as of February 24, 2024. <br />IntendednUseJJs r of the Al)l pr aisa_l, <br />The intended use of this appraisal was to aid the client and intended user, the staff and council of the <br />City of Paris, in setting a possible selling price for future disposal of the property. Its use by others <br />or for any other use was not intended by the appraisers. <br />Le al„DesgriJ tion <br />The subject was originally legally described as Lot 14, Block 94, of the City of Paris, but the metes <br />and bounds description is found in the addenda. The legals call for a 51' x 230' rectangular site, but <br />on the ground, the subject appears to be tapered to the west as Santa Fe street is on a slight angle. <br />In addition, most lots in that block are considered to be only 216' deep. A new survey would be <br />necessary to accurately describe the site size. Reference is made the assumptions and limiting <br />conditions on page 4 as to the legal description. <br />Scnlre of -k <br />The Scope of Work defines the degree and extent ofthe research, inspection, and analysis undertaken <br />in an appraisal. The scope can vary based on the definition of market value, the intended use, the <br />intended user, the date of value, the complexity of the property, and the hypothetical conditions and <br />extraordinary assumptions under which the appraisal was to be made. This report is especially <br />designed for the expectations of the intended user. The Scope of Work is defined by the Appraisal <br />Foundation as: the type and extent of research and the analyses in an assignment.
