<br />Consideration: Ten Dollars end no1100 ($10.00) and other good and valuable consideration and a note of even date,
<br />that is in the principal sum of Two Hundred Seventy One Thousand and 00/100 Dollars ($271,000.00), executed
<br />by Grantees, payable to the order of the Bank of America, N.A. The note is secured by a vendor's lien retained in
<br />favor of Lender in this deed and by a deed of trust of even date herewith from Grantees to ReconTrust Company,
<br />N.A., Trustee. Lender, at Grantee's request, has paid in cash to Grantors, that portion of the purchase price of the
<br />property that is evidenced by a portion of the note described. The vendor's lien and superior title to the property are
<br />retained for the benefit of and are hereby transferred and assigned to Bank of America, N.A.

<br />being all of a called 5.04 acre tract conveyed to Ronnie Howard Ballard and Vicki Bagard by Deed
<br />recorded In Doe. No. 132068-2016 of the Official Public Records of said County and State and being
<br />all of a called 2.00 acre tract conveyed to Ronnie Ballard and Vicki Ballard by deed recorded in Doc,
<br />No. 138959-2016 of said Official Public Records, and being more fully described on Exhibit "A"
<br />attached hereto and made a part hereof for all necessary purposes.
<br />Reservations from and Exceptions to Conveyance and Warranty:
<br />THIS CONVEYANCE 1S MADE AND ACCEPTED SUBJECT TO THE FOLLOWING MATTERS, TO
<br />THE EXTENT SAME ARE IN EFFECT AT THIS TIME: ANY AND ALL RESTRICTIONS,
<br />COVENANTS, CONDITIONS AND EASEMENTS, RESERVATIONS AND LEASES, IF ANY, RELATING
<br />TO THE ABOVE DESCRIBED PROPERTY, BUT ONLY TO THE EXTENT THEY ARE STILL IN
<br />EFFECT, SHOWN OF RECORD IN THE ABOVE MENTIONED COUNTY AND STATE, INCLUDING:
<br />Restrictive Covenants as appear or record in Volume 492, Page 231, Lamar County Real
<br />Property Records.
<br />See EXHIBIT "B" attached hereto and made a part hereof for all necessary purposes.
<br />Granton, for the consideration and subject to the reservations from and exceptions to conveyance and warranty,
<br />grants, sells, and conveys to Grantees the property, together with all and singular the rights and appurtenances
<br />thereto in any wise belonging, to have and hold it to Grantees, Grantee's heirs, executors, administrators, successors,
<br />or assigns forever. Grantors hereby bind Grantors and Grantor's heirs, executors, administrators, and successors to
<br />warrant and forever defend all and singular the property to Grantees and Grantees heirs, executors, administrators,
<br />successors, and assigns, against every person whomsoever lawfully claiming or to claim the same or any part
<br />thereof, except as to the reservations from and exceptions to warranty.
<br />The vendor's lien against and superior title to the property are retained until each note described is fully paid
<br />according to its terms, at which time this deed shall become absolute.
