DECISION OF THE BOARD OF ADJUSTMENT. <br />., CITY OF PARIS, TEXAS <br />RE: Variance Request <br />Bradon Oram <br />MBJ Investments <br />5230 FM 450N <br />Hallsville, TX 75650 <br />ACTION REQUESTED: 8' Variance to 30' Build line indicated on Plat <br />The above -reference request was approved by the City of "Paris Zoning Boat -d of Adjustment <br />("Board") on 03/18/2025 by a vote of ayes,.,, i nays and abstaining, <br />. .. . . . . . . . . . ............... . ...... . . . . ........ <br />On this date, the Board found that the request met the end set forth y the plat filed with <br />the Lamar County Clerk in September of 1964. <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the <br />Texas Local Government Code. <br />The Board of Adjustment hereby approves the variance request based upon the following <br />findings. <br />FINDINGS <br />1. The was an omission to the variance application process during the reconstruction of the <br />apartment building. (Fire rebuild). <br />2. The lot is plated. <br />3. The request for variance is in harmony with the general purposes and intent of area <br />regulations for multi -family buildings in residential and apartment districts contained in <br />the Zoning Ordinance 1710 Subsection 13-101. (c) and will protect the character of the <br />immediate vicinity of the area. <br />4. Irrespectively, there are no special or unique condition(s) of restricted area, shape, <br />topography, or physical features that exist on the subject parcel of land that cause unusual <br />and practical difficulty or unnecessary hardship in compliance with the provisions sought <br />here to be varied. <br />5. The hardship sought to be avoided is not the result of (a) the applicant's own actions <br />(self-imposed or self-created) and may cause (b) economic or financial "hardship." to the <br />applicant, if the application is denied. <br />6. The provision of the ordinance regulation that is sought to be varied, may deprive the <br />applicant of reasonable rights to use property that are conn-nonly enjoyed by other <br />
