RECOMMENDATION: <br />Staff recommends approval of the Final plat with the following conditions: <br />1. The submission to and tentative approval of a Preliminary plat by the Commission shall <br />be a condition precedent to the preparation of a Final plat. Chapter 9A, V Final Plat: <br />a. Any conditions of approval for the Preliminary plat and master plat shall be <br />revised before Final approval of Final plat. <br />2. Proper Mayor and City Clerk signature blocks shall be included. Chapter 9A, V Final <br />Plat: (14) <br />a. The following certificate shall be placed on the plat, in a manner that will allow the <br />filling in of the certificate by the proper party: <br />Approved: <br />Chairman, City of Paris Planning and Zoning Commission Date <br />Accepted: <br />Mayor, City of Paris <br />The undersigned, the City Clerk of the City of Paris, hereby certifies that the foregoing final map or plat <br />of the Subdivision or Addition to the City of Paris was submitted to the City Council on <br />the day of , 20 , and the Council by formal action then and there accepted <br />the dedication of streets, alleys, parks, easements, public places, and water and sewer lines, as shown <br />and set forth in and upon said map or plat, and said Council further authorized the Mayor to note the <br />acceptance thereof by signing his name as hereinabove subscribed. <br />Witness my hand this day of A.D., 20 <br />City Clerk, City of Paris, Texas <br />Lot 1, Block A, and Lot 2, Block A shall be identified on the Final Plat. Chapter 9A, <br />IV Final Plat (5). <br />a. The numbers of lots and blocks, in accordance with a systematic arrangement. <br />4. Ensure a certificate of guarantee is present in the final plat. Chapter 9A, <br />IV Final Plat (11). <br />a. A certificate of guarantee of the workmanship and materials used in the construction and <br />installation of water mains, sanitary sewer mains and street paving for a period of one (1) <br />year from the date of acceptance of the final plat, executed by the developer and owner <br />or owners and by all other parties who have a mortgage or lien interest in the property <br />or subdivision. <br />
