RECOMMENDATION: <br />Staff recommends approval of the Final plat with the following conditions: <br />1. The submission to and tentative approval of a Preliminary plat by the Commission shall <br />be a condition precedent to the preparation of a Final plat. Chapter 9A, V Final Plat: <br />a. Any conditions of approval for the Preliminary plat and master plat shall be <br />revised before Final approval of Final plat. <br />2. Ensure 50 feet of right of way is present on Stn St. SE And Sherman Street adjacent to these <br />parcels (both being created, and those subdivided from). It appears that only 40 feet of <br />right of way is currently present. If that is the case, 5' of right of way dedication is required <br />to be on the Final Plat. Chapter 9A, VIII General Requirements, Thoroughfare Plan, E. <br />Street Arrangements, (14) Street Widths, Local Streets. <br />a. Local streets shall have a minimum width of right-of-way of fifty (50) feet.... <br />3. Lots 8R and 9R shall be present on Plat title block. Only 6R and 7R are currently shown <br />in title block. Chapter 9A, V Final Plat, (5) <br />4. Finished Floor Elevations shall be present for all new buildings on the Final Plat. Chapter <br />9A, V Final Plat, (8). <br />
