S <br />W 00 1 . 11111 1 1 0 0 <br />RE: Van* ance Request- 1145 Levi Lane <br />May Shovan. <br />1145 Levi Ln <br />Paris, TX 75460 <br />10 <br />ACTION REQUESTED: 1. 6' variance to required 5' side yard setback <br />The above -reference request was ap� ved by the 'trof Paris .tonin Board of Adjustment <br />("Board") on 4/l/2025 by a vote of <br />ayes,nays and, abstaining. On <br />this date, the Board found that the request net the conditions set forth by the City of Paris Area <br />Regulations Ordinance, Section -601(1). <br />Appeal: Any interested person wishinp, to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011. of the Texas <br />Local Government Code. <br />The Board of Adjustment hereby approves the variance request based upon the following findings. <br />FINDINGS <br />1. There was an omission where the southeast comer of the home was built at 3.4 feet instead <br />of 5 feet from the property line. <br />2. The lot has been re -plated to rectify error. The existing utility easement on the east side of <br />the lot has been reduced from 7.5 feet to 2.5 feet and located a new 15 feet utility easement <br />to the west side of property. <br />3. The request for variance is in harmony with the general purposes and intent of area <br />regulations for single-family buildings in residential districts contained in the Zoning <br />Ordinance 1710 Subsection 9-600-602 and will protect the character of the immediate <br />vicinity of the area. <br />4. There are special or unique condition(s) of restricted area, such as utility easement and <br />angled side property line, or shape, that exist on the subject parcel of land that cause <br />unusual and practical difficulty or unnecessary hardship in compliance with the provisions <br />sought here to be varied. <br />5. The hardship sought to be avoided is not the result of (a) the applicant's own actions (self- <br />imposed or self-created) and may cause (b) economic or financial "hardship." to the <br />applicants, if the application is denied. <br />6.
