SECTION II: THE DISTRICT <br />The District includes approximately 59.621 contiguous acres located within the corporate limits <br />of the City, the boundaries of which are more particularly described on Exhibit 1-1 and depicted <br />on Exhibit A-1. Development of the District is anticipated to include approximately 291 Lots <br />developed with single-family homes. <br />Improvement Area #1 includes approximately 18.076 contiguous acres located within the <br />corporate limits of the City, the boundaries of which are more particularly described on Exhibit <br />1-2 and depicted on Exhibit A-2. Development of Improvement Area #1 is anticipated to include <br />approximately 87 Lots developed with single-family homes classified as Lot Type 1. <br />The Remainder Area includes approximately 41.545 acres located within the corporate limits of <br />the City, the boundaries of which are more particularly described on Exhibit 1-2 and depicted on <br />Exhibit A-2. Development of the Remainder Area is anticipated to include approximately 204 Lots <br />developed with single-family homes. <br />SECTION III: AUTHORIZED IMPROVEMENTS <br />Based on information provided by the Developer and its engineer and reviewed by the City staff <br />and by third -party consultants retained by the City the City has determined that the Authorized <br />Improvements confer a special benefit on the Assessed Property. Authorized Improvements will <br />be designed and constructed in accordance with the City's standards and specifications and will <br />be owned and operated by the City, or as otherwise noted below. The budget for the Authorized <br />Improvements is shown on Exhibit B-1. The Apportionment of Costs of the Major Improvements <br />is shown on Exhibit B-2. <br />A. Major Improvements <br />■ Sanitary Sewer <br />Improvements including trench excavation and embedment, trench safety, piping, <br />manholes, service connections, testing, and all other necessary appurtenances <br />constructed to City standards required to provide sanitary sewer service to all Lots within <br />the District. The sanitary sewer improvements will be owned and operated by the City. <br />■ Water <br />Improvements including trench excavation and embedment, trench safety, piping, valves, <br />fire hydrant assemblies, testing, and all other necessary appurtenances constructed to <br />City standards required to provide water service to all Lots within the District.
