"Improvement Area #1-" means approximately 18.076 acres located within the District, more <br />specifically described in Exhibit 1-2 and depicted on Exhibit A-2. <br />"Improvement Area #1 Annual Installment" means the Annual Installment of the Improvement <br />Area #1 Assessment as calculated by the Administrator and approved by the City Council, that <br />includes: (1) principal; (2) interest; (3) Annual Collection Costs related to Improvement Area #1, <br />anM (4) Additional Interest related to the Improvement Area #1 Bonds, if and when issued, as <br />shown on Exhibit F-2. Additional Interest is not charged on the Assessments which secure the <br />Improvement Area #1 Reimbursement Obligation but will be included in future Improvement <br />Area #1 Annual Installments in the event Improvement Area #1 Bonds are issued. <br />"Improvement Are#1 Assessee <br />d Proprty" means any Parcel within Improvement Area # <br />a1 <br />against which an Improvement Area #1 Assessment is levied. <br />""Improvement Area #1 Assessment"' means an Assessment to be levied against Improvement <br />Area #1 Assessed Property, to pay for a portion of the Improvement Area #1 Authorized <br />4 <br />Improvements, and imposed pursuant to an Assessment Ordinance and the provisions herein, as <br />shown on the Improvement Area #1 Assessment Roll, subject to reallocation or reduction <br />#ursuant to the provisions set forth in Section VI herein and in the PID Act, <br />"'Improvement Area #1 Assessment Roll" means the Assessment Roll for the Improvement Area <br />#1 Assessed Property, as updated, modified, or amended from time to time in accordance with <br />the procedures set forth herein and in the PID Act, including any updates prepared in connection <br />with the issuance of PID Bonds or any Annual Service Plan Updates. The Improvement Area #1 <br />Assessment Roll is included in this Service and Assessment Plan as Exhibit F-1. <br />"Improvement Area #1 Authorized Improvementsil means collectively, (1) the Improvement <br />Area #1 Projects; (2) the first year's Annual Collection Costs related to the Improvement Area #1 <br />Bonds; and (4) Bond Issuance Costs incurred in connection with the issuance of PID Bonds to <br />refinance all or a portion of the Improvement Area #1 Reimbursement Obligation, if and when <br />issued. <br />"Improvement Area #1 Bonds" means those certain "City of Paris, Texas, Special Assessment <br />Revenue Bonds., Series 2025 (Forestbrook Public Improvement District No. 1 Improvement Area <br />#1 Project)" that are secured by Improvement Area #1 Assessments and expected to be issued in <br />calendar year 2025. <br />"I m provement Area #11 m p rove me ntsht mea n s th e Aut h o ri ze d I rn p rove m e nts wh i ch o n ly b e n efit <br />the Improvement Area #1 Assessed Property, as further described in Section 111.13 and depicted <br />on Exhibit G-2. <br />110111111111 <br />FORESTBROOK PUBLIC IMPROVEMENT DISTRICT NO. 1 6 <br />SERVICE AND ASSESSMENT PLAN <br />
