The lot is platted. <br />3. The request for variance is in. harmony with the general purposes and intent of area <br />regulations for office buildings in Neighborhood Services district contained in the Zoning <br />Ordinance 1.710 Subsection 19-602 (8) and will protect the character of the immediate <br />vicinity of the area. <br />4. There are no special. or unique condition(s) of restricted area, such as the utility casement <br />that exist on the subject parcel of land that cause unusual and practical difficulty or <br />unnecessary hardship in compliance with the provisions sought here to be varied, other <br />than. an already existing office building involved in a side yard setback issue. <br />5. The hardship sought to be avoided is not necessarily the result of (a) the applicant's own <br />actions (self-imposed or self-created) and may cause (b) economic or financial "hardship" <br />should the application be denied. <br />6. The provision of the ordinance regulation that are sought to be varied, will deprive the <br />applicant of reasonable rights to use property that are comiiionly enjoyed by other business <br />properties in the Neighborhood Services (NS) Zoning District which are required to <br />comply with these same ordinance provisions. <br />4. Adjournment. <br />
