Nevertheless, it is hopeful that more of the <br />future land uses in this area will follow the Retail District (R). Invariably, an application for a <br />Comprehensive Plan amendment for future land use from Low Density Residential (LDR) to Retail <br />(R) is appropriate. <br />ANALYSIS <br />• The land to the North is currently zoned Planned Development (PD) with a request for a zoning <br />change to Commercial (C) (and is guided by Retail -(R) District). <br />• The land to the South is zoned Single Family Dwelling District (SF -2), which is guided by Low <br />Density Residential (LDR) and developed as Single -Family Residential Subdivision. <br />• The land to the East is vacant and zoned Commercial District (C) which is guided by Retail <br />District -(R). <br />• The land to the West is zoned Single Family Dwelling District (SF -2) which is guided by Low <br />Density Residential (LDR) and is currently developed as single-family dwellings. <br />BUDGET: <br />Ther mm <br />e are no significant budgetary implications due to this proposal. <br />The Planning Department has received thirty-one (31) input forms that are opposed to the <br />application from the surrounding property owners. <br />The Planning & Zoning Commission recommended approval of the Comprehensive Plan <br />Amendment at its August 4, 2025, meeting. Motion carried, 6 ayes — 1 nay. <br />OPTIONS: <br />1. Approve Planning & Zoning Commission's recommendation. <br />2. Deny the application. <br />RECOMMENDATION: <br />Approve the Comprehensive Plan Amendment from Low Density Residential (LDR) to Retail (R). <br />
