The request for zoning change at this site from Planned Development (PD) to <br />Commercial (C) will be compatible with the current zoning in surrounding areas which is <br />g <br />,�:ommercial, Invariablv. the Future Land Use Maw, indicates that the property and surroundin <br />?reas are guided by Retail (R), however the current zoning and surrounding areas are zoned <br />commercial. It is therefore appropriate to rezone the property to commercial now. Nevertheless, <br />it is hopeful that more of the future land uses in this area will follow the Retail District (R) per ths <br />Future Land Use Map. This condition allows for the zoning change to be compatible with tht.�o <br />existing and surrounding areas. All improvements and construction shall conform to the standar& <br />required by the City of Paris. <br />ANALYSIS <br />• The land to the North is currently zoned Commercial (Q) with land uses such as the Wash <br />Masters Car Wash and Denny's facing the Loop 286, and is guided by Retail -(R) District). <br />• The land to the South is vacant and to be rezoned as commerical and further south is developed <br />as Single -Family Residential Subdivision zoned Single Family Dwelling District (SF -2), which <br />is guided by Low Density Residential (LDR). <br />• The land to the East is zoned Planned Development (PD) with land use as Asley's Store which <br />is guided by Retail District -(R). <br />• The land to the West is zoned Single Family Dwelling District (SF -2) which is guided by Low <br />Density Residential (LDR) and is currently developed as single-family dwellings. <br />The Planning Department has received thirty-one (3 1) input forms opposed to the zoning change <br />application from the surrounding property owners. <br />The Planning & Zoning Commission recommended approval of the zoning change at its August <br />4, 2025, meeting. Motion carried, 7 ayes — 0 nays. <br />1. Approve Planning & Zoning Commission's recommendation. <br />2. Deny the application. <br />Recommend approval of the zoning change from Planned Development (PD) to a Commercial <br />District (C). <br />
