There are other existing buildings within the vicinity that do not meet the <br />required minimum building size of 1,500 square feet. <br />2. The proposed residential structure of 1,180 square feet in Single -Family Dwelling-SF2 <br />cannot meet the required minimum size of 1, oo square feet building per City of Paris Area <br />Regulations, Section 9-402.1(2). <br />3. Whereas the proposed structure does not meet the minimum required size per the code, the <br />request for variance is in harmony with the general purposes and intent of area regulations <br />for residential buildings in Single -Family Dwelling-SF2 contained in the Zoning Ordinance <br />1710 Section 9-402.1(2) and will protect the character of the immediate vicinity of the area. <br />4. There are no special or unique condition(s) of restricted area, such as the utility easement <br />that exists on the subject parcel of land that causes unusual and practical difficulty or <br />unnecessary hardship in compliance with the provisions sought here to be varied, other than <br />a corner lot that requires two front yard setbacks issue that can be met, irrespectively. <br />S. The hardship sought to be avoided is necessarily the result of (a) the applicant's own actions <br />(Self-imposed or self-created) and may not cause (b) economic or financial "hardship" <br />should the application be denied. <br />6. The provision of the ordinance regulation that is sought to be varied will deprive the <br />applicant of reasonable rights to use property that are commonly enjoyed by other properties <br />such as reduced building size in the Single -Family Dwelling Zoning District -SF2 which <br />are required to comply with these same ordinance provisions. <br />Adjournment. <br />APPROVED THE 7TH DAY OF OCTOBER, 2025. <br />. . ................ . . . . . ............. <br />Chairperson <br />
