DECISION OF THE BOARD OF ADJUSTMENT, CITY OF PARIS, TEXAS <br />RE: Pt of Parcel 402032, Stone Ridge Ph 12, Block D, Lots 13 & 14- variance Requests <br />Mark Cunningham <br />3900 NE 48"' St <br />Paris, TX 75450 <br />ACTION REQUESTED: 27,365SF (.+ 3acre) variances to the minimum required 1.5 acre <br />(65,34OSF) lot sizes. <br />The above -referenced requests were aproved by the of Pan's Zoning rd of Adjustment <br />("Board") on 3/3/2026 by a vote of ayes, nays and abstaining. <br />On this date, the Board found that the requests met the conditions set forth in the City of Paris <br />Area Regulations Ordinance, Section 9-102(1). <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court,, county court or county court at law within ten (1 0) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the Texas <br />Local Government Code. <br />The Board of Adjustment hereby approves the variance requests based upon the following <br />findings. <br />1. The proposed lots 13 and 14 are platted. <br />A <br />2. The request is to reduce two (2) separate lot areas of 37,975 SF each 'in lieu of required. <br />65,340 SF each. The current land configuration of lots 13 and 1.4 are part of Block D of <br />Stone Ridge Phase 12 that is a larger parcel, LOAD No. 402032. Although the requested <br />variances will create smaller lot sizes than what is required (65,340SF) in SF -1 zoning <br />district, all other requirements can be met. The applicant can meet the maximum percentage <br />of lot area which may be covered by building structure of 15%. He is requesting a lot area <br />variance of 27,365SP` each. Moreover, some other lot areas within the vicinity also do not <br />meet the minimum lot size of 65,340SF. The proposed lots meet all the other zoning <br />requirements. <br />3. Consistently, apart from the Zom"ng Ordinance 1710 Section 9-102. (1) that refers to lot <br />area size, the proposed lots meet the minimum required length, width, front, rear and side <br />yards setback per the code. The request, if approved, will be in harmony with the general <br />purposes and 'intent of area regulations for residential buildings and lot regulations in <br />Single -Family Dwelling -(SF -1) District contained in and will protect the character of the <br />immediate vicinity of the area. <br />............. ............. <br />7 <br />. .. . ........ . . .NM <br />......... <br />... . ...... <br />.. . ........ <br />
