That the boundaries heretofore established by the Zoning Map and Ordinance No. <br />1710 of the City of Paris, Paris, Texas, be, and the same are hereby, changed, and that a PLANNED <br />DEVELOPMENT DISTRICT - OFFICE CENTER (PD-f) be, and the same is hereby, established <br />ON A 5.574 ACRE TRACT OF LAND LOCATED TO THE EAST OF TOWNWOOD ESTATES <br />#1 AT THE EAST END OF LEVI LANE, on property belonging to BOBBY SMALLWOOD, so <br />as to include in such PLANNED DEVELOPMENT DISTRICT - OFFICE CENTER (PD-t) the <br />hereinafter described property, which was formerly and is presently designated as an <br />AGRICULTURAL DISTRICT (A), and that the boundaries of said PLANNED DEVELOPMENT <br />DISTRICT - OFFICE CENTER (PD-t) be, and the same are hereby, established as follows: <br /> <br />SITUATED within the corporate limits of the City of Paris, County of Lamar, <br />and State of Texas, being part of the Redding Russell Survey, Abstract No. 786, and <br />being part of a called 99.54 acre tract ofland described in a Deed to the Townwood <br />Development Co., Inc., and recorded in Volume 511, Page 188, of the Real Property <br />Records of Lamar county, and being more particularly described as follows, to wit: <br />BEGINNING at a 1/2" iron pin (t) for a comer in the North Boundary Line <br />of a called 2.3835 acre tract of land described in a Deed to Norman Montgomery, et <br />aI., and recorded in Volume 1184, Page 278, of the Real Property Records of Lamar <br />County, same being the Southeast comer of a tract of land described in a deed to <br />Raphael C. Lui, et aI, and recorded in Vol. 1378, page 70, of the Real Property <br />Records of Lamar County, Texas; <br />THENCE N 22051'10" East along the East boundary Line of said Lui tract, <br />a distance of 172.062', to a 1/2" iron pin (t) for a comer in the South Boundary Line <br />of Levi Lane, as shown on the recorded Plat of the Townwood Estates #1 Addition, <br />and as filed in Envelope 321-C, of the Plat Records of Lamar County, same also <br />being the Northeast comer of said Lui tract; <br />THENCE along the South boundary Line of said Levi Lane in a southeasterly <br />direction and around a clockwise curve having an arc distance of20.922', a radius of <br />985.000', and a chord bearing ofS 670 36' 14" E, 20.922', to a 1/2" iron pin (t) for an <br />inside comer, same being the most Easterly Southeast comer of said Townwood <br />Estates Addition; <br />THENCE N 21053'48" E along an East boundary Line of said Townwood <br />Estates Addition, a distance of 59.996' to a 1/2" iron pin (t) in an angle point of said <br />East Boundary Line, same being the Southeast comer of said Townwood Estates <br />Addition; <br />THENCE N 21002'11" E along the East Boundary Line of said Lot 28, at a <br />distance of 162.897', passing a 1/2" iron pin (t), same being in the South Boundary <br />Line of a 70' wide drainage and utility easement, and continuing same course, in all, <br />a distance of 198.355' to a 1/2" iron pin (t), same being the Northeast comer of said <br />Lot 28 and the Northeast comer of said Townwood Estates Addition; <br />THENCE N 21002'11" E over said 99.54 acre tract, a distance of72.235', to <br />a 1/2" iron pin (s) for a comer; <br />THENCE S 59036'56" E with a sewer line and over said 99.54 acre tract, a <br />distance of 63.429', to a sewer line manhole in an angle point of said sewer line; <br />THENCE S 67009'02" E with a sewer line and over said 99.54 acre tract, a <br /> <br />T-- <br />
